Owners should follow the handover instructions and clearance requirements issued for their property. The online workflow is not necessarily instant: the request is reviewed and the electronic registration certificate is emailed after approval.
Check the names, property details, dates and rent in the issued certificate. Save both the Ejari certificate and the signed contract; they serve different purposes.
DEWA's official Move-In service activates electricity and water at a new premise. For tenancies registered through Ejari, DEWA says the systems are integrated: it receives the property information and sends a welcome email with the account number, security-deposit details and a payment link. If that message does not arrive, DEWA directs customers to apply through its website or app.
Owners apply through DEWA's digital channels using the property documentation requested in the current form. Photograph the nine-digit premise number and meter identifiers before applying. DEWA says supply is connected within 15 working hours after the required security deposit and connection fees are paid; do not schedule your move on the assumption that an unpaid or incomplete request will activate immediately.
As at 29 August 2026, DEWA's Move-In service page listed residential security deposits of AED 2,000 for a flat and AED 4,000 for a villa. It listed activation charges of AED 125 for small meters or AED 300 for large meters, plus AED 10 registration, AED 10 knowledge and AED 10 innovation fees. The service FAQ summarised the small-meter total as AED 155. Meter type and fees can change, so verify the live service page rather than budgeting from this article alone.
If you already have DEWA at another Dubai home, review the official Move-To service. DEWA describes it as a combined move-in and move-out interaction. It requires outstanding dues at the old premise to be settled; an existing deposit can transfer, with any difference payable. The user specifies the new move-in date and old move-out date. Build in overlap where your contracts allow it so cleaning and testing do not depend on a same-day utility switch.
MAF's published Community Rules regulate matters such as parking, use of common areas and works, but they do not provide a reliable current move-booking form, fee schedule or operating timetable. The associated Master Community Declaration allows community rules to change from time to time.
