The PDFs appear to be older framework documents and may have been supplemented or superseded by precinct rules, app notices, circulars or directions from the managing agent. The published Community Rules say an owner must not undertake building works without prior written consent from the seller or master developer and must follow the applicable architectural code. They also restrict unapproved items visible from outside, including exterior fittings, cabling, satellite dishes, signs and alterations that change the development’s appearance.
That means a contractor’s assurance that a job is “minor” is not enough. Pergolas, garden structures, façade changes, external lighting, EV-charger cabling, pool works and equipment visible from the street can all raise approval questions. Even internal work may affect structure, building services, waterproofing or neighbours.

The rules do not create a general licence to make noise up to a particular hour. Their broader test is whether behaviour or activity becomes a nuisance or interferes with another resident’s peaceful enjoyment. Current construction and contractor hours may be set separately by management.
For home projects, parties, outdoor speakers or regular equipment noise, do not rely on a remembered time window. The older PDF says animals other than securely kept aquarium fish require consent from the managing agent, seller or master developer. It also says dogs must remain on a leash under an effective handler’s control, waste must be collected immediately, animals must not be kept on balconies, and residents are responsible for animal-related damage, injury, noise or nuisance.

The Community Rules allow management to set hours, guest limits, booking systems and other restrictions for communal facilities. The published document says children under 13 should be accompanied and supervised when using communal facilities. Its pool section is more specific: children under six, and older children who are not competent swimmers, need an adult in the water within arm’s reach; children aged six to 13 need an adult present and supervising.
The PDF also prohibits rough play, diving, skateboards and ball sports around the pool, and bars food, drinks and glass from the pool area. Approved, licensed coaches may be required for lessons. The published rules direct each owner to use the bay allocated to the unit. They prohibit using a bay for storage, recreation or repair work without prior written consent. Vehicle washing is limited to an area designated for that purpose.

Owners should provide tenants with current community documents; tenants should obtain landlord authority where required; and hosts should explain guest parking, pet and facility rules. The resident who arranges a contractor or delivery should assume they remain responsible for access and damage unless management confirms otherwise.
